Cleaners-
a. Sanitizer – is a chemical product that destroys 99.99% of microorganisms within 30 seconds such as bacteriostats and fungistats. “-stat” means to prevent, limit or control.
b. Disinfectant – is a chemical product that destroys 99% of microorganisms such as bactericides, virucides, and fungicides. “-cide” means to kill.
Contents-
a. Contents are divided into personal and non-personal items.
b. Personal items are considered but not limited to clothing, cosmetics, personal hygiene aids, and important documents.
c. Non-personal items are considered but not limited to furniture, some appliances and dinnerware, recreational equipment, home office equipment and toys.
d. Contents are considered anything in the dwelling / building, which is not Real Property.
Fixtures-
a. Electrical Fixtures include but are not limited to permanently installed fans, ceiling can lights, surfaced mounted lights fixtures, wall mount sconces, smoke detectors, quick disconnect boxes, electrical switches, receptacle plates, and strip lighting.
b. Plumbing Fixtures include but are not limited to faucets, sinks, toilets, tubs, food prep sprayers, fire sprinkler heads, spigots, sink controls, water fountains, shower/tub controls and showerheads.
c. Air Conditioning Fixtures include A/C return vent covers, control boxes and supply vents covers. Selection of one or a combination of cleaning methods for fixtures may vary and therefore the method selected should consider the material composition, condition of the content, and porosity of the material being cleaned.
MEP Equipment / Appliances: MEP (Mechanical, Electrical, & Plumbing)-
a. Mechanical Equipment /Appliances include but are not limited to Heating Ventilation Air Conditioning (HVAC) Systems, air handling equipment, ventilation equipment, dehumidification equipment, exhausting systems and heating systems. HVAC system includes all interior surfaces of the distribution system, return air ducts and their register boots, supply ducts, plenum to the air handler unit, control and mixing boxes, coil compartment, condensate drain pans, fans and their housings, heating coils, exhaust and ventilation components, make-up air system, distribution piping, and other. HVAC remediation work shall conform to the ACR 2006 (Assessment, Cleaning & Restoration of HVAC Systems).
b. Electrical Equipment /Appliances include but are not limited to stoves, ovens, electrical panels, freezers, wine coolers, refrigerators, washers, clothes dryers, dishwashers, electrical sub-panels, irrigation control boxes, whole house fans, security systems and wiring systems.
c. Plumbing Equipment /Appliances include but are not limited to wells, water softening systems, water heaters, pumps, and associated distribution piping.
Mold – means an organism of the class fungi that causes disintegration of organic matter and produces spores, and includes any spores, hyphae, and mycotoxins produced by mold.
Mold assessment – means a process performed by a mold assessor that includes the physical sampling and detailed evaluation of data obtained from a building history and inspection to formulate an initial hypothesis about the origin, identity, location, and extent of amplification of mold growth of greater than 10 square feet.
Mold Assessor – is any person who performs or directly supervises a mold assessment.
Mold remediation – means the removal, cleaning, sanitizing, demolition, or other treatment, including preventive activities, of mold or mold-contaminated matter of greater than 10 square feet that was not purposely grown at that location; however, such removal, cleaning, sanitizing, demolition, or other treatment, including preventive activities, may not be work that requires a license under chapter 489 unless performed by a person who is licensed under that chapter or the work complies with that chapter.
Mold Remediator – is any person who performs mold remediation. A mold remediator may not perform any work that requires a license under chapter 489 unless the mold remediator is also licensed under that chapter or complies with that chapter.
Wallboard – a wide flat board made of a substance from plaster, gypsum, wood, wood by-products, or other material that is commonly referred to as drywall, sheet rock, plaster, and paneling, that are used to cover walls or partitions to form the interior walls of a building.
